Bigorrilho: 7 listings, 2,819-10,570 reais, median 3,260, with charges on top the median is 4,055. Portão: 5 listings, 3,000-5,800, median 3,300, with charges 4,119. Água Verde: 6 listings, 1,990-5,000, median 3,850, with charges 4,803 (one listing says 440 m², which looks like an error). Centro: 9 listings, 2 of them houses, 1,700-7,500, median 4,425; a 34 m² flat at 7,000 looks like an outlier, so Centro is left out of the range. Batel has no two-bedroom listings at all on the first page. QuintoAndar has 331 listings with two or more bedrooms in all of Curitiba; the samples are small. ZAP, VivaReal and OLX did not open for us (403). These are asking prices, not a market median; the index benchmark is in the next fact.

By district: Batel 54.6, Centro 53.2, Cidade Industrial 50.2, Bigorrilho 49.8, Juvevê 49.3, Água Verde 48.8, Cabral 46.3, Portão 45.3, Bacacheri 43.0, Ahú 42.5. Over 12 months rent rose 9.48% against 9.16% on average for the index, since the start of 2026 by 5.58%. A 70 m² two-bedroom at the average price is about 3,440 reais a month, which is our arithmetic, not an index figure. Rental yield is 4.90% a year.

Over the month the basket fell 1.12%, over 12 months it rose 6.13%, since the start of the year 8.27%. Under the DIEESE methodology the basket is the monthly minimum of 13 foods for one adult, and a family of two adults and two children counts as three adults: 798.87 x 3 = 2,396.61 reais. This is a minimum for basic foods, not a real supermarket bill.

The closest analog is the DIEESE "necessary minimum wage": the amount that would cover food, housing, health, education, clothing, hygiene, transport, leisure and pension contributions for a family of two adults and two children. August 2026: 7,565.86 reais, 4.67 times the minimum wage of 1,621 reais. The figure is national, built from the month's most expensive basket (in August São Paulo's; the Curitiba basket is 11% cheaper) and includes housing, so it is not comparable with the no-rent poverty lines of other cities and cannot be used for "X% more expensive" calculations. Rent for a two-bedroom flat is not separately included in the DIEESE budget; by listings it is 3,260-3,850 reais plus the building fee. For reference: average household income in Curitiba, estimated by Fipe from IBGE data, is 8,351 reais a month (2023).

A tax resident is a person who lives in Brazil permanently; a person who entered on a permanent visa, from the day of arrival; a person who entered on a temporary visa for employment, from the day of arrival; a person who entered on any other temporary visa, from the day when 184 days of stay (consecutive or not) within 12 months are reached, or from the day of receiving a permanent visa or an employment contract, if that happens earlier. If 184 days are not reached within 12 months, a new 12-month period is counted from the next entry. A non-resident is a person who stayed on a temporary visa for up to 183 days within 12 months. For those leaving, there is a rule: without timely filing of the “notice of permanent departure”, a person remains a resident for the first 12 months of absence. SRF Instruction 208/2002 regulates how foreign income of Brazilian residents is taxed; we did not open the rates. Our conclusion from the rules, not a clarification from the tax authority for this visa: a person living on a nomad visa for a year who has spent 184 days in the country becomes a tax resident by the formal criterion, which is worth checking with a tax adviser before moving.

For a 30-day month that is roughly up to 1 m³, 1-3, 3-12, 12-18, 18-40 and above 40 m³. A calculator site that uses the ANEEL dataset shows for the residential tariff of COPEL Distribuição (class B1, all of Paraná except Londrina and Maringá) 0.768 reais per kWh before taxes, in force from 24 June 2026: 0.457 for network use and 0.311 for energy. There are no volume tiers. According to the same page, the ICMS tax in Paraná is 19% at any consumption. Example for 300 kWh a month: 230.41 reais before taxes; with ICMS and estimated PIS/COFINS of about 9% the site gets 310.05 reais. This is arithmetic from the tariff, not anyone's real bill; the site warns of a 5% margin. For October 2026 the green flag applies, with no surcharge. According to the trade outlet Cenário Energia, on 24 June 2026 ANEEL approved the periodic review of Copel tariffs: plus 20.51% on average, plus 20% for homes. We did not open the ANEEL resolution itself.

According to SESP data reported by Bem Paraná for January-May 2025, the most homicides and violent deaths were in the districts of Cidade Industrial (CIC), Sítio Cercado, Tatuquara, Cajuru, Alto Boqueirão, Centro, Pinheirinho, Umbará, Parolin and Prado Velho. We did not check natural hazards.

The city bus system (Rede Integrada de Transporte), per the same encyclopedia, has 81 km of dedicated corridors with bi-articulated buses and 22 interchange terminals where transfers are free; about 2 million rides a day; in 2025 it was replaced by the reorganized Sistema Integrado de Mobilidade. The URBS operator's website with the fare did not open for us (403), so there is no fare here. We did not check the list of direct flights from the airport.
