Two bedrooms: 33 listings, median 480,000 pesos a month, half of the listings between 430,000 and 550,000, extremes 290,000 and 1,200,000. Three bedrooms: 22 listings, median also 480,000 (from 250,000 to 690,000); three-room apartments here are more often old ones in Playa Ancha and Placeres. One bedroom: 17 listings, median 395,000. At 972.6 pesos per dollar the two-bedroom median is about 494 dollars. Areas in the listings: the Placeres, San Roque, Barón, Playa Ancha and Cárcel hills, and Curauma and Placilla on the plateau by the Santiago highway. Some listings quote the price with gastos comunes (building fees), some without; the agency commission is usually separate. These are asking prices, not contracts. Portal Inmobiliario and Yapo did not serve their pages to bots that day.

Of these, 25 houses have two to four bedrooms: median 170 million pesos, half between 80 and 185 million, from 45 to 514 million; prices in UF were converted at UF 41,106.35 on 6 October 2026. The results include many large old houses on the hills (Cerro Alegre, Concepción, Bellavista) suited to hotels and hostels, priced at 190–860 million pesos; they are not in the calculation when they have more than four bedrooms. New houses in Curauma gated communities sell for 4,200–7,000 UF (173–288 million pesos). For comparison, by real transactions: Grupo Colibrí (15 June 2026, data from the Conservador de Bienes Raíces, mostly 2020–2026) gives a median of 23.7 UF per m² of built housing in Valparaíso, half of the deals between 9.5 and 39.5 UF, 846 deals, median size 69 m²; in Viña del Mar 66.1 UF. At the UF of 6 October 2026, 23.7 UF is about 974 thousand pesos (about 1,000 dollars) per metre. These are asking prices; bargaining is possible.

The UF (Unidad de Fomento) is a unit of account tied to inflation, and its value changes daily. According to the SII table for September 2026: 1 September - 40,875.09 pesos, 25 September - 41,016.28, the 26th - 41,024.46, the 27th - 41,032.64, the 28th - 41,040.82, the 29th - 41,049.01, the 30th - 41,057.20. In practice, prices of apartments and houses are set in UF (an apartment in Ñuñoa costs 6,200 UF, not “so many million pesos”), as are school fees (Colegio Alemán de Santiago - 193.22 UF a year), insurance and some long-term contracts. What this means for a family: the amount in pesos under such a contract rises automatically with inflation, even if the figure in UF has not changed. Any price in UF must be converted at the payment date, not at the signing date.

The Encuesta Suplementaria de Ingresos (ESI) of the statistics institute INE for 2025: a survey conducted in October–December 2025, published on 14 July 2026. It measures the net, take-home labor income of all employed people, both employees and the self-employed. The median is 680,000 pesos a month: half of working people earn no more than that. The average is 962,945 pesos, but 68.7% of employed people earn that much or less, so the median is a fairer benchmark for comparing your own income. Private-sector employees earn 1,019,104 on average, public-sector employees 1,321,228, and the self-employed 534,267. The Metropolitan Region is above the national level: median 740,312, average 1,102,043. Men: median 701,985; women: 600,253. The minimum wage under Law 21.830: from 1 May 2026, 553,553 pesos a month for workers aged 18–65; this is the amount before deductions, and take-home pay is lower; from January 2027 it will be indexed to inflation. Per kWh: energy 176.601, transmission 38.243, power purchase 33.965, distribution power 42.867, public service charge 0.855, a total of 292.531 pesos. The tariff stabilisation fund surcharge starts only above 350 kWh a month: 0.923 pesos per kWh for 350–500, 2.076 for 500–1,000, 2.883 for 1,000–5,000, 3.229 above 5,000. For Valparaíso the same table also has zones ZS1 and ZS3, where the distribution power charge is higher: 49.653 and 46.698 pesos per kWh; the document does not say which zone a given house is in. Example for 300 kWh a month (a family with a heater or air conditioner), “Aéreo” column: 1,245 + 300 × 292.531 = about 89 thousand pesos, with 19% IVA about 106 thousand pesos (about 109 dollars at 972.6). This is arithmetic from the published tariff, not anyone's real bill. The word IVA does not appear in the document; that the tariffs are net of IVA is our inference from Chilean practice, so the 19% was added by us.

Base values as of 31 December 2023, without IVA: fixed charge 1,379.97 pesos a month; water outside the peak season (April–November) 533.40 for production plus 410.27 for distribution, that is 943.67 pesos per m³; in the peak season (December–March) 529.65 + 409.14; above 30 m³ a month in summer (or above the average winter use, if that is higher) 962.15 + 1,109.03 per m³; sewerage 498.64 for collection plus 45.82 for disposal, 544.46 pesos per m³. Example for 15 m³ in winter: 1,380 + 15 × (943.67 + 544.46) = about 23.7 thousand pesos without IVA, about 28.2 thousand with 19% IVA. This is arithmetic at base rates, not a real bill: the live tariff has been indexed since the end of 2023 and may include surcharges provided for in the decree. A benchmark from the company itself: according to the announcement of the decree (Portal Innova, May 2026), the average bill for 13 m³ a month in the Greater Valparaíso system rose from 29,218 to 30,314 pesos. The tariffs apply from March 2025; the difference is collected in six interest-free instalments.

The annual fee is 142.77 UF from Spielgruppe to IV medio, ten payments of 14.28 UF from March to December, enrolment 14.5 UF, entrance fee for a new pupil 30 UF. At the UF of 41,106.35 on 6 October 2026 this is about 587,000 pesos a month (about 604 dollars), enrolment about 596,000 pesos, entrance fee about 1.23 million. We found no openly published fee lists for private schools in the commune of Valparaíso itself: the websites of several schools did not open that day. This is one school, not a market average.

Since 2006, about half of Chilean students have not reached the minimum level of competence in mathematics and about a third in reading; across the region as a whole the situation is worse, with more than 65% of such students. There are also strengths: the share of “resilient” students (children from the most disadvantaged groups with a result higher than 75% of their peers) is above the OECD average for Chile, and the lowest income quintile improved significantly in mathematics by 2018. The gender gap in mathematics and science grew again after the pandemic. For a family this means that the average Chilean school is strong by Latin American standards and weak by European ones, and the spread between schools is larger than the spread between countries - choose a specific school, not “schools in Chile”.

Fonasa states explicitly that it excludes no one living in the country - regardless of age, income level, number of dependants, pre-existing conditions and country of origin. The contribution is 7% of taxable income, with no extra charge for dependants. Since September 2022, Copago Cero has been in effect: in the public network (clinics, outpatient centers, rural health posts, public hospitals), appointments and treatment are free for all four groups. The groups were updated on 1 May 2026 under Law 21.830 and differ only in the right to buy vouchers (bonos) for treatment with private doctors under a contract with Fonasa: group B - income up to 553,553 pesos, C - from 553,554 to 808,187, D - over 808,188; with three or more dependants, a person moves down one group. Group A is treated only in the public network. The private alternative is isapre: the same mandatory 7% contribution goes to a private fund, but the price of a specific plan is set by the insurer and is usually above 7%, and the difference is paid out of pocket. The practical conclusion for a family: basic coverage in Chile exists from the first day of legal stay and does not depend on citizenship, and isapre is about speed and choice of clinic, not about access to medicine in general. We did not verify the price of a specific isapre plan - it has to be calculated from your own income and family composition.

Official report on homicide victims for 2025 (Centre for the Prevention of Homicides and Violent Crimes, data reconciled with the Ministerio Público): 1,091 victims nationwide, 5.4 per 100 thousand; in the Valparaíso region 110 victims, also 5.4 per 100 thousand. By commune: Valparaíso 24, Viña del Mar 15, San Antonio 11, Quilpué 7. Dividing 24 by the commune's 2024 census population (284,938) gives about 8.4 per 100 thousand; this is our calculation, not a figure from the report, and it is above both the regional and national level. In its section of evacuation plans for the Valparaíso region, SENAPRED gives two tsunami evacuation plans for Valparaíso itself: “Valparaíso Sector Almendral” and “Valparaíso Sector Puerto”, that is, for the flat part of the city between the sea and the hills. Homes on the hills are outside these zones, but the centre, the port and the waterfront, where many people work and study, are in the tsunami zone. A practical point for a family: when choosing an apartment in Almendral or Puerto, look up the nearest safe zone on the SENAPRED plan and walk the route with the children in advance. We did not find wave heights for specific streets in open text. The wildfire risk on the hills is also known, but we did not collect figures for Valparaíso this time.

The 2024 census counted 284,938 people in the commune of Valparaíso and 334,871 in neighbouring Viña del Mar. With Quilpué and Villa Alemana it is one metro area.

The port and regional capital borders Viña, and in the water tariffs (ESVAL, group 1) and gas tariffs (Gasvalpo) these communes appear in one list. In the ESVAL tariff group the commune of Valparaíso also lists Placilla de Peñuelas and Curauma separately, newer developments on the plateau behind the city.
