First page of results (45 cards examined): 41 listings are priced in pesos, from 8,000 to 68,000, median 20,000, half lie between 12,500 and 26,750; four more large apartments of 128–190 m² are listed in dollars, 2,750–3,800 dollars a month. 106 of the 150 apartments are rented furnished, 118 are in complexes with a pool, pets are allowed in 53. These are asking prices, not concluded contracts; the first page is sorted by relevance and includes promoted listings. Inmuebles24, Lamudi and Vivanuncios did not open for us (the sites reject automated requests), so we could not cross-check the results against them.

The platform's price filter across all results: up to 4.5 million pesos 286, from 4.5 to 7 million 275, above 7 million 312. On the first page of 44 cards: 26 are priced in pesos, from 1.3 to 44.7 million, median 5.19 million, median price per square metre about 62,700 pesos; 18 are listed in dollars, from 155 thousand to 3.75 million, median 529 thousand. By district on the first page: Luis Donaldo Colosio from 3.98 to 5.07 million pesos for 50–94 m², Ejido 2.5–3.65 million for 77–120 m², Playacar Fase II 4.98 million for 87 m², Centro from 2.6 to 11.8 million, Real Ibiza 1.3 million for 45 m². 271 of the 873 apartments are sold furnished. These are asking prices, not sales; an official price index for Solidaridad could not be opened. The house_price metric is used here as the nearest available: these are apartments, not houses, and this must be kept in mind when comparing with house prices in other cities.
The INEGI poverty line for cities is 4,905.33 pesos per person, 19,621 a month for a family of four (August 2026). A lower threshold without rent, not a real budget.

INEGI, poverty line by income (food plus non-food basket) per person per month, August 2026: urban 4,905.33 pesos, rural 3,515.33. For a family of four 19,621.32 pesos a month: this is our multiplication by four. A value for Playa del Carmen is not published separately: it is the average for the country's urban residents, the same figure as for Mexico City. This is the official threshold below which income does not cover food, clothing, transport and so on; it does not include rent, as the atlas defines it, but the bulletin does not spell out what exactly is in the non-food basket and how housing is accounted for in it, so the figure should be treated as a lower bound. For comparison, INEGI ENIGH 2024 (published in July 2025): current monetary expenditure of the average household in Quintana Roo is 53,667 pesos per quarter at 2024 prices (about 17,900 a month, the division is ours, for the whole state and all households, nationwide 47,674). The median two-bedroom rental by listings in Playa del Carmen costs about 20,000 pesos a month, that is, the rent alone is more than all the monetary expenditure of the average household in the state; the real budget of a relocating family with rent, school and insurance is noticeably higher than the poverty line.

INEGI, extreme-poverty income line (food basket), August 2026, urban: 2,562.58 pesos per person a month; it includes 795.91 pesos for breakfasts, lunches and dinners outside the home. Excluding meals out, 1,766.67 pesos per person remain (the subtraction is ours), and for a family of four 7,066.68, rounded to 7,067 (multiplying by four is also ours; INEGI calculates per person, with no age adjustment). With meals out it comes to 10,250 pesos. The basket rose by 4.5% over the year (national inflation 3.3%). Regional scope: the bulletin gives one figure for all cities of the country, with no breakdown by state or city; INEGI does not measure Playa del Carmen separately, and prices in the resort area may differ; we did not check this. For cities INEGI publishes only indices and price changes, not peso amounts: in August 2026 prices in Cancún rose by 0.45% over the month against 0.20% nationally, but this is the pace of growth over one month, not a price level. We did not open PROFECO's store prices for Playa (Quién es Quién en los Precios) in this check. This is the minimum for basic foods, not a real supermarket bill.

Código Fiscal de la Federación, Article 9: individuals who have established a home (casa habitación) in Mexico are considered tax residents. If a person also has a home in another country, they are considered a Mexican resident if their centre of vital interests is here: more than 50% of total income in the calendar year from Mexican sources, or the main place of professional activity is here. Reglamento, Article 5: temporary stay in tourist accommodation does not mean that the person has established a home in Mexico. A Mexican citizen is considered a resident by default. The SAT issues a tax residency certificate (constancia); for it you must be an active taxpayer in the RFC register and obtain a positive opinion on compliance with obligations. Not verified: income tax (ISR) rates, tax rules for income from foreign employers and remote work, the operation of double taxation treaties (we did not check the treaty with Russia); these questions are best settled with a local accountant.

The social insurance institute IMSS calculates the average salary on which contributions are paid (salario base de cotización) across all officially registered jobs. In May 2026 it was 671.3 pesos a day, an all-time record for the indicator (a release of the Secretariat of Labor, STPS, of 9 June 2026). Per month that is about 20,400 pesos, our multiplication by 30.4. Caveats: this covers only the formal sector, while informally, according to INEGI, 55.1% of employed people work; the contribution base includes proportional shares of bonuses and vacation pay, and the amount is before deductions; it is an average, not a median. Across all working people the picture is different: according to the ENOE survey in Q2 2026, 46.5% of employed people earn no more than one minimum wage, and another 31.6% earn between one and two. The minimum wage from 1 January 2026 (CONASAMI, published in the DOF on 9 December 2025): 315.04 pesos a day nationwide and 440.87 in the zone along the US border, that is, about 9,580 and 13,400 pesos a month. In dollars at the end-of-September 2026 rate (17.74): the IMSS average is about 1,150, the minimum wage about 540.

The minimum wage from 1 January 2026 (CONASAMI, published in the DOF on 9 December 2025): 315.04 pesos a day nationwide and 440.87 in the zone along the US border, that is, about 9,580 and 13,400 pesos a month. According to the ENOE survey in Q2 2026, 46.5% of employed people earn no more than one minimum wage, and another 31.6% earn between one and two. In dollars at the end-of-September 2026 rate (17.74): about 540.
Tariff for hot regions 1B or 1C: 1.136 pesos per kWh in the base block, 1.381 in the intermediate, above that 4.041. For 300 kWh outside summer about 820–870 pesos with VAT.

Electricity in Playa del Carmen is sold by CFE under the domestic tariff for hot regions. Which class is assigned to a home is written on the bill: a bill from Solidaridad for October–December 2023 shows 1B, a solar-panel installer's blog in 2026 names 1C. What matters for us is that prices per kWh in 1 and 1A–1F are the same; only the sizes of the subsidised blocks and the threshold for moving to the high-consumption DAC tariff differ: 400 kWh a month on average over 12 months for 1B and 850 for 1C (per a CFE document, which did not open for us on a repeat check on 30 September 2026; the same thresholds are given by two retelling sites, a consumer site and an aggregator). The steps for September 2026 per the tariff aggregator and the consumer site, both of which refer to the CFE table: base block 1.136 pesos per kWh, intermediate 1.381, above these 4.041 (in June 2026 UnoTV gave 1.125, 1.369 and 4.004). Size of the subsidised blocks: outside the summer season, for 1B and 1C the base and intermediate blocks together give up to 175 kWh a month (UnoTV, June 2026; how this volume is divided between the base and intermediate blocks was not found). The start of the summer season in Quintana Roo is named differently by the sources: POSTA writes of 1 April, the aggregator Airegula puts the peninsula at 1 March; the end, 31 October 2026, is the same in both. In summer the blocks are larger, but we did not find their sizes for 2026, and the UnoTV figures of 175 kWh refer to the off-season period. An example bill for 300 kWh a month outside summer, arithmetic from the published steps, not anyone's real bill: 175 kWh at 1.136–1.381 (depending on how the blocks are divided) plus 125 kWh at 4.041 gives 704–747 pesos, with 16% VAT about 817–866 pesos. In summer the bill for the same 300 kWh will be noticeably smaller. The minimum payment is equivalent to 25 kWh. The 2023 bill has a separate line for street lighting (DAP), which is not included in the example. The 2023 bill was issued for two months; how CFE divides the blocks over a two-month period we did not check. The tariff pages on the CFE site did not open for us, so the steps are taken from the press and an aggregator, not from the official table. A solar-panel company in Cancún estimates a typical two-month bill for a house with 2–3 air conditioners at 1,500–3,800 pesos, this is the seller's estimate, not a measurement.
Water is supplied by Aguakan. The minimum, per the press, is about 203 pesos a month, up to 298 with sewerage (figures for the state). We did not find the price per cubic metre above the minimum.

Water and sewerage in Solidaridad, which includes Playa del Carmen, are provided by the concessionaire Aguakan (Quadratín, August 2025). It does not set the tariffs: they are set by the state law on water tariffs of Quintana Roo. According to Quadratín's description, the structure is this: a minimum payment for consumption from 0 to 10 m³ plus a surcharge for each extra cubic metre, and sewerage and treatment are charged on top of the water. The size of the minimum per the El Punto Sobre la i article on the law reform (May 2026): the domestic minimum exceeds 203 pesos a month without sewerage and reaches 298 pesos with sewerage and treatment in most of the state (in Chetumal about 291 because of reduced VAT). These figures are given for the state as a whole; Aguakan and Solidaridad are not named in the article; whether they include VAT the article does not say, and they do not match the formula (203 plus 40% for sewerage gives 284, not 298), so the exact bill in Playa del Carmen may differ. Sewerage and treatment amount to a further 40% of the water charge plus VAT. The minimum must be paid even at zero consumption, and tariffs have risen by formula since 2008 along with inflation, the UMA calculation unit and electricity tariffs. According to Quadratín more than 80% of domestic customers pay only the minimum. What is missing: the price of a cubic metre above 10 m³, so we do not calculate a bill for 15 m³ for a family of four; it would be a guess. The tariff table in the law and on the Aguakan site could not be opened (the site did not open for us), and the minimum figures are taken from press about the initiative, not from the official table. We did not check the reliability of water supply: search results for Aguakan show many local press headlines about outages and complaints (we did not open the articles themselves), so ask residents about pressure and outages in a specific building.
Price cap for liquefied LP gas (CNE) in Solidaridad for 27.09–3.10.2026: 21.62 pesos per kg, 11.67 per litre. A 20 kg cylinder at the cap is about 432 pesos.

The Comisión Nacional de Energía publishes maximum LP gas prices every week by region and municipality, including VAT. For Solidaridad (region 159, together with Puerto Morelos, Isla Mujeres, Benito Juárez and Tulum) for the week from 27 September to 3 October 2026: 21.62 pesos per kilogram and 11.67 pesos per litre. For comparison, Cozumel 22.16 per kg, Othón P. Blanco (Chetumal) 19.61 per kg, the lowest in the state. The arithmetic is based on the cap, not on the price at a particular point of sale: a 10 kg cylinder about 216 pesos, 20 kg about 432, 30 kg about 649, 45 kg about 973. This is a maximum, the seller's actual price may be lower, and it changes every week. We found no data on piped gas in Playa del Carmen and did not check it, so there is no tariff per m³ here; no general conclusion about gas in the city can be drawn from this fact. How many cylinders a month a family uses has not been verified.

SRE page on the electronic visa: it is currently issued to citizens of Russia and Ukraine, tourists, visitors without the right to paid work. Procedure: fill in the form on the site (the passport must be valid) and print the authorisation; the airline checks it online. The SRE page gives a validity of 30 days from issue, one trip, not valid for entry by land. The visa rules of 25 July 2025 (DOF) and the Ventanilla Única page of 14 November 2025 say otherwise: the electronic visa is valid for 180 days, one trip, by air only; a visitor's stay without the right to work is up to 180 days. The INM form states 30 days. Which period is correct must be checked at the time of application. We did not check the amount of the fee under Article 22 of the fees law. Note: the country description in the atlas itself says “visa-free entry”, and this contradicts the open official pages, where Russians are listed among those who need an electronic visa.

Visa rules (DOF of 25 July 2025), temporary resident visa for those who want to stay longer than 180 days but no more than 4 years. It is filed at a Mexican consulate abroad, the decision comes within 10 working days, the visa is valid for 180 days, one trip. Proof of funds: either an average monthly balance in an account or investments of at least 11,460 UMA over the last 12 months, or work or a pension with income after tax of more than 680 UMA a month over the last 6 months. The UMA for 2026 per INEGI is 117.31 pesos a day, so income is about 79,771 pesos a month (680 x 117.31) and the balance about 1,344,373 pesos (11,460 x 117.31); this is our conversion and is not tied to the exchange rate. A route by invitation from an organisation is also possible. Caveats: the document is dated July 2025 and no newer edition could be found, the additional amount for family members and the exact document package for a family were not checked in the source, consulates may ask for more, always check on the consulate's website.
A parent of a Mexican child gets permanent residence straight away, others after 4 years of temporary. Citizenship: 5 years of residence (2 with children or marriage) and an exam.

Ley de Migración, Article 54, paragraph V: permanent resident status is granted when four years have passed since receiving the temporary residence permit. The INM confirms this in the status-change form, which lists other options too: a points system and pensioners with sufficient income from abroad. Paragraphs VI and VII of the same article grant permanent status straight away to anyone who has children who are Mexican by birth, and to relatives of a Mexican by birth in the direct line up to the second degree; in the DOF visa rules this is the family-based permanent resident visa (for parents, minor children and minor siblings of a Mexican). Under the same rules, the spouse or partner of a Mexican gets a temporary resident visa; article 55 explicitly provides the switch to permanent status after two years of a continuing marriage for spouses of permanent residents, but we found no such rule in the law for spouses of Mexicans. For a pensioner applying directly for a permanent residence visa at a consulate, the DOF rules say: a pension of more than 1,140 UMA a month for 6 months (about 133,700 pesos at the 2026 UMA) or a balance from 45,850 UMA for 12 months (about 5.38 million pesos), this is our conversion. Citizenship: SRE form DNN-3, naturalisation by residence requires five years with a temporary or permanent resident card (under article 20 of the nationality law two years are enough for anyone with children who are Mexican by birth and for natives of Latin America and the Iberian Peninsula, and for the spouse of a Mexican two years of married life together in Mexico), and the card must still be valid for at least six months after filing. Needed: a certificate of no criminal record, a report of departures from the country, an exam in Spanish, in the country's history and in integration into the culture (children and people over 60 take only Spanish). Years of a student's temporary residence do not count towards citizenship. The validity of a temporary resident card is 1–4 years.

IPC La Salle (Instituto Playa del Carmen, a bilingual school with Lasallian values) publishes the prices for the 2026–2027 school year in pesos on its website. Monthly fee (colegiatura): Pre-kinder 4,500, Kinder 4,650, Primaria 6,250, Secundaria 6,450. Entry fee (inscripción, one payment a year for the place): 7,300, 7,200, 7,800 and 8,450. The site's home page announces discounts on this fee of 35% to 50%; on the same page the Kinder fee is given as 4,500, while the Kinder page says 4,650, so the site itself is inconsistent by 150 pesos. According to the description, the fee includes a 50/50 bilingual programme, teaching by the UNOi system and a values programme; swimming is marked on the site as optional. The number of payments per year is not stated on the pages. Colegio Inglés Campus Playa per the KIDSin directory entry of 12 June 2025 (school year 2025–2026, not 2026–2027): Maternal 5,415, Preescolar 5,671–6,935, Primaria 7,362, Secundaria 8,225, Preparatoria 8,540 pesos a month, entry fee 5,700–8,990; we did not see the school's current prices and did not open the official site, so the upper bound of 8,540 is understated relative to today's. The KIDSin guide (page updated 26 September 2026) gives primary school fees by its own entries as from 2,200 to over 10,000 pesos a month, Colegio Inglés about 7,600, IPC La Salle 6,000 (the school itself says 6,250), Herbart about 4,000; it also says that on top of tuition you pay an annual re-enrolment (reinscripción), uniform, books and fees, and asks readers to confirm prices in writing for the current year. Other schools in the city (Mayaland, Kambes, Weston, Playa International and the rest) are not in the range: we did not check their prices. The 4,500–8,540 range reflects two schools with stated prices, not the whole market.

Official IMSS page: Seguro de Salud para la Familia can be taken out by any person and their family if they have no social insurance with another state institution; it is arranged through IMSS Digital or at an IMSS office, an ID, general data and a medical questionnaire are required, and the annual contribution for each person is paid in advance. The 2025 rates run from 8,900 pesos for a child up to 19 years to 21,300 for a person aged 80 and over; for Mexico City they are the same as nationwide. Caveats: the official page does not say whether a foreigner needs proof of residence status and a CURP, or which illnesses may not be covered in the first months; we did not check private hospitals and insurance (gastos médicos mayores) and found no prices for them, so the question of insurance for a family remains partly open. The 2026 rates as reported by the press are given in the city-level fact on healthcare.

Reports of the US National Hurricane Center (NHC). For 2020–2024 we found four hurricanes that made landfall near Playa del Carmen: three of category 1 and one of category 2 (we did not cross-check the full list of all storms in the region). Zeta: made landfall near Chemuyil (south of the city) at about 03:55 UTC on 27 October 2020, estimated at 75 knots, category 1; sustained wind of 64 knots was measured in Playa del Carmen; damage in Mexico was light, no deaths or serious injuries. Grace: made landfall near Tulum at about 09:45 UTC on 19 August 2021, 75 knots, category 1; the station in Playa del Carmen measured sustained wind of 58 knots, gusts up to 74; weak and moderate urban flooding was reported, including in Playa del Carmen, no serious floods were noted in Yucatán (the main victims of Grace came after the second landfall, in Veracruz and Puebla). Beryl: the centre made landfall on the Yucatán coast slightly north-east of Tulum at 11:00 UTC on 5 July 2024; in the final analysis the intensity at landfall was 80 knots, category 1, 15 knots lower than the operational estimate. Hurricane conditions, according to NHC's estimate, were probably present on the coast between Tulum and Playa del Carmen and on part of Cozumel. No deaths were recorded in Mexico, almost 433 thousand people were left without electricity, the worst effects were on the coast from Tulum to Cancún, damage in Mexico was estimated at 90 million dollars. Delta: on 7 October 2020 it made landfall near Puerto Morelos with wind of about 90 knots, category 2; in Cozumel and Playa del Carmen serious flooding was reported, many piers were damaged; there were no direct victims in Yucatán, two died indirectly, damage in Mexico about 185 million dollars. The 2026 season as of 29 September: 8 named storms and not a single hurricane across the whole North Atlantic, the season is not over yet. We did not review the 2025 season for the Quintana Roo coast.
In 2024 the Solidaridad municipality had 84 homicides, about 25 per 100k residents. In Cancún 39 per 100k, for the state 35.

Our count from open INEGI data on deaths registered in 2024 (death certificates, type “homicidio”, place of occurrence the municipality of Solidaridad): 86 homicides, of which 84 occurred in 2024. Against the 2020 census population (333,800) this is 25.2 per 100 thousand; the population has grown since then, so the real rate is lower. By the same method for 2024: Benito Juárez (Cancún) 353 homicides, 38.7 per 100 thousand; Cozumel 13, 14.7; Tulum 58 with a census population of 46,721; the whole state of Quintana Roo 654, 35.2. The official SESNSP summary of reported crimes by municipality could not be opened: the gob.mx site is closed behind bot protection. The third-party site Mercado Seguridad, retelling SESNSP data for 2025, gives for Solidaridad 11 intentional homicides per 100 thousand residents per year and 2,667 reported crimes per 100 thousand; this is a different year and a different counting method (opened case files, not death certificates), so these figures should not be compared directly with our INEGI count, and we could not check the retelling itself against the primary source. Centro: 8 listings in pesos from 9,000 to 48,000, median 20,500, those above 40,000 are apartments of 121–141 m²; these 8 include one listing in Lagunas Mayakoba that the platform labelled as Centro. Playacar Fase II: 23,500 and 28,000 pesos for 84 and 110 m², plus one apartment of 190 m² for 3,500 dollars. Ejido: 15,000 for 90 m², 16,000 for 39 m² and 35,000 for 119 m². The complexes Real Ibiza, Paseo de los Olivos and Real Bilbao: 8,000–10,500 pesos for 50–99 m², the cheapest segment of the results. Complexes near Mayakoba (Lagunas Mayakoba, Ciudad Mayakobá): 19,000–27,500 for 95–110 m². Colosio and Villas del Sol did not make the first page of rentals, so there are no rental prices for them in this check. Each district has from 3 to 8 listings, so this is a guide, not a district median.
According to the 2020 census the city has 304,942 residents, the municipality 333,800. 61% of residents were born in another state of Mexico.

INEGI population census of 2020, results by locality: municipality of Solidaridad 333,800 people, the city of Playa del Carmen itself 304,942. 203,908 residents of the municipality were born in another state of Mexico, 61%; in Quintana Roo 108,394, 32%; the remaining 21,498 were born abroad or did not state a place of birth, they are not separated in this table (the subtraction is ours). 18% of residents over five years old (53,519 of 293,994) were already living in another state in 2015. Children aged 3–5: 18,190, aged 6–11: 32,922, aged 12–14: 14,507. We did not find an official figure for how many Russian speakers there are in the city: Mexico's migration statistics did not open for us, and estimates from blogs and chats are not used here.
To Cancún airport it is about 58 km by road, calculated at 48 minutes without traffic. To the new Tulum airport, 105 km, about an hour and a half.

Route calculation on OpenStreetMap maps (OSRM engine) from Fundadores Park in the centre of Playa del Carmen: to Cancún International Airport 57.6 km and 48 minutes of driving, to Tulum International Airport “Felipe Carrillo Puerto” 105.2 km and 95 minutes. The time is calculated, for a clear road, without traffic and stops; the actual trip at rush hour takes longer. The coordinates of the airports and the park are taken from the same OpenStreetMap. ADO bus schedules and prices did not open for us.
The coolest month is January: on average from 19.4 to 28.6 degrees at the Cozumel station across from the city. No cold in the usual sense.

WMO reference based on data from Mexico's weather service (SMN). Playa del Carmen has no station of its own in the reference; the nearest is Cozumel, about 18 km in a straight line by the station's coordinates. January: mean minimum 19.4, mean maximum 28.6 degrees; February 19.4 and 29.1; December 20.3 and 28.6. The Cancún station gives a similar picture: January 20.6 and 27.9. The normals are old: for Cozumel the reference gives a data period of 1951–1980, for Cancún 1971–2000. Fresh 1991–2020 normals from the SMN site did not open for us.
August is the hottest month: average maximum 33 degrees, about 23.5 at night (Cozumel station). From May to August 32–33 degrees in the day.

WMO normals for the Cozumel station (SMN data, 1951–1980). Adding up the twelve monthly normals gives 1,490 mm a year; the source has no separate annual row, this is our addition. The driest months are March (32.2 mm, 4 days with rain) and April (44.8 mm, 3.7 days), in February 60 mm. The rainiest are September (240.2 mm, 15.4 days) and October (242.5 mm, 15.7 days). From June to October 932 mm falls, 63% of the annual total. The Cancún station (1971–2000) gives 1,338 mm a year with the same pattern: a peak in September and October, 225 and 221 mm.
In August 2026 there were about 1.7 million tonnes of seaweed in the western Caribbean, more than in 75% of years since 2011. A decline is expected by November.

Monthly bulletin of the Optical Oceanography Lab of the University of South Florida of 31 August 2026, based on satellite data. In August 2026 there were about 1.7 million tonnes of raw sargassum biomass in the western Caribbean (region 2 of the bulletin), and 12.5 million tonnes across the whole belt from West Africa to the Gulf of Mexico. In all regions except the eastern Atlantic the amount is above the 75th percentile of August values for 2011–2025, so beachings continued. The lab's forecast: the amount will decline until about November, beachings will continue but weaker than in summer. The lab itself warns that the bulletin does not forecast the situation at a specific beach. The official sargassum traffic light of the state of Quintana Roo did not open for us, so there is no data for individual Playa del Carmen beaches here.

Large operators, fiber: izzi Doble Play 80 Mbps, 349 pesos for the first 3 months, then 389, 12-month contract; Telmex 120 Mbps, 349, no contract; Megacable 200 Mbps symmetric, 350 for the first 12 months with autopay (without autopay 400), then 529, 12-month contract; Totalplay 100 Mbps, 390, 12-month contract. Local and regional: Wifi Cancún 50 Mbps, 300, no contract; GigNet 200 Mbps, 449, no contract; Abix 60 Mbps, 499; Terared 100, 150 and 200 Mbps, 589, 639 and 659 (549, 609 and 629 if paid on time), installation 1,499; Quattrocom 200 Mbps, 725. The range in the line above covers all the listed fiber tariffs at 50–200 Mbps. Installation with local operators is extra, 999–1,598 pesos. According to Selectra's description, fiber is well rolled out in Centro and Playacar, and in Forjadores and in the west it arrives street by street, and it does not reach plots outside the city limits; there, radio (from 199 pesos, with a data cap) and satellite (Hughesnet 799, Starlink 950 pesos) remain. Caveats: this is a comparison site with a commercial interest, not the operators' pages; the Telmex, izzi and Totalplay sites return 403 from our network, so the prices could not be checked; taxes are not specified in the tables; many prices are promotional and rise after a few months; check the actual speed and the availability of fiber by address.
